The short version. A campaign page on this domain is marketing material about a property that a real estate agency is selling. We build and run the page for that agency. Everything on it about the property comes from them or from other sources, and we do not warrant it.
Nothing on a campaign page is an offer, or a representation as to income, tenure or value. The auction, the campaign and the contract are the agency's and the vendor's. Make your own enquiries and take your own advice before you act. The clauses below are the document, and they govern.
Who we are, and who is selling
Redigi Pty Ltd, ACN 683 525 859, ABN 46 683 525 859, of 36/202 The Avenue, Parkville VIC 3052, Australia, trading as Suburb Reports. In these terms "we", "us" and "our" mean Redigi Pty Ltd, and "you" means the person reading them.
We are not selling the property. Every campaign page on this domain is published for the real estate agency named on it, which is the agency selling that property. They act for the vendor; we build and run the page and the emails on their behalf.
Each page names that agency and the agent to contact. They are who you are dealing with about the property, and every question about price, terms, tenure, inspection or the contract belongs with them.
What these terms cover
These terms apply to suburbreports.au, every campaign page on it, and the emails sent from those campaigns. By using a page you accept them.
They replace the terms that individual campaign pages carried in their own footers. Where a page still carries its own, this document governs.
They are written for the public: buyers, investors and their advisers. If you are an agency that engages us, section 9 tells you which document governs you instead.
Where the property information comes from
The property information on a campaign page comes from third parties: the selling agency, the vendor, the vendor's advisers, valuers, surveyors, government registers and other public sources. It is reproduced in good faith.
We do not warrant it. We have not independently verified it, and we give no warranty as to its accuracy, currency or completeness. Neither we nor the agency accept liability for an error, an omission or a misdescription in it, to the extent the law allows.
Any statement of area, dimension, zoning, permitted use, building condition, outgoings, tenancy or rent is indicative only. Photographs, plans and diagrams are illustrative and are not to scale.
Details change. A property, a price, a guide, an inspection time or an auction date can change or be withdrawn without notice. Confirm anything you intend to rely on with the agent, your solicitor, your conveyancer or your valuer before you act on it.
Make your own enquiries. You should satisfy yourself as to every matter that affects your decision, and rely on your own enquiries and your own advisers rather than on a marketing page.
Nothing here is an offer, and nothing here is advice
Nothing on a campaign page is an offer, an invitation capable of acceptance, or a contract. Nothing on it forms part of any contract of sale.
Nothing on a campaign page is a representation as to income, tenure or value. That includes any rent, yield, outgoing, lease term, option, or price guide shown or implied.
Anything about a property, a suburb, a price or a market is general information only. It is not a valuation, not financial advice, not investment advice, not legal or taxation advice, and not a recommendation to buy.
A price guide, where one appears, is the agency's and is given as the law of the relevant State or Territory requires. It is not a valuation and it is not a reserve.
Calculators and figures
Some pages carry a calculator, for instance a yield table. A calculator is a tool for working through your own assumptions, and the figures you put into it are yours.
What it returns is arithmetic on those assumptions. It is not a projection, not a forecast, not a valuation and not advice, and no return, rent or yield is promised or implied by it.
Where a page does not publish a figure, the calculator does not guess one. If you supply an assumption, the result is only as good as the assumption.

Your documents link
The documents link we email you is personal to you and identifies you when it is opened. Please do not pass it on.
If a colleague, accountant or solicitor needs the documents, they can ask for their own, and anything released later reaches them the day it is released.
A link is not a lock. Putting a page behind a link is not a security measure and we do not present it as one. Treat a campaign page as a public place.
The campaign, the auction and the contract
The auction, the bidding platform, the registration process and the contract of sale are the agency's and the vendor's, not ours. We publish the page; we do not conduct the sale.
Where a page says how to register, when registration closes, or how bidding runs, that is the agency's process as it stands at the time of writing, and the agency can change it. Confirm it with them.
Nothing on a page, and nothing in an email from a campaign, gives you any right to bid, to be registered, or to have an offer considered.
What we ask of you
Use these pages lawfully and reasonably. In particular, please do not:
- impersonate somebody else, or pretend to be acting for a person or a business when you are not;
- send us somebody else's personal information without their knowledge;
- send us sensitive information, as our privacy policy explains, because we do not want it and do not ask for it;
- attempt to break, overload, scrape or reverse engineer a page, or reach any part of it that is not open to you;
- use an enquiry form to send advertising or to solicit the agency or the vendor.
We may restrict access where a page is used in a way that breaches this section, is unlawful, or puts other people or our systems at risk.
If you are an agency rather than a buyer
These terms do not govern our relationship with a real estate agency that engages us. That relationship runs on the Redigi Services Agreement and the Statement of Works accepted with it, which set out the services, the fees, intellectual property, confidentiality and everything else between us.
If both could apply, the Services Agreement wins for anything it covers.
Our content, and other people's
The Suburb Reports and Redigi names, the wording, the design and the software of these pages are ours or our licensors'. The property photographs, plans, documents and agency branding on a campaign page belong to the agency, the vendor or their licensors.
You may read, print and share a campaign page for your own purposes as a prospective buyer or adviser. Please do not copy it for a commercial purpose, or use any of these names or logos in a way that suggests we or the agency endorse you.
Links to other places. These pages and emails link to places we do not run, including the agency's own site, property portals, auction platforms and government registers. Once you follow a link you are on their territory, and we are not responsible for what is there.
Your privacy
How your information is handled is set out in full in our privacy policy, which forms part of these terms. It covers what is collected, who receives it, advertising and Advanced Matching, where information goes, how long it is kept, and how to see, correct or delete it.
Every email from a campaign carries a working unsubscribe, and it holds permanently. You can also email privacy@suburbreports.au.
Your rights under the Australian Consumer Law
Nothing in these terms takes away your rights under the Australian Consumer Law. Where its guarantees apply they cannot be excluded, and we do not try to exclude them.
Where the law permits us to limit our liability for failing one of those guarantees, we limit it to supplying the service again, or paying the cost of having it supplied again.
If anything else in these terms conflicts with a right you have under the Australian Consumer Law, that right wins and the conflicting part does not apply.
When something goes wrong
We try to keep these pages available and accurate, but we cannot promise they will always work, always be available, or always be right. Software fails, platforms change, and information about property goes out of date.
Subject entirely to section 12, and to the extent the law allows, we are not liable for loss you suffer from relying on information on a campaign page or in a campaign email, from a page being unavailable, or from anything the agency or the vendor does or fails to do.
Nothing here limits liability that cannot be limited by law.
Changes
We may update these terms as the service changes or the law does. The current version always sits at this address with the date it took effect, and using a page after a change means you accept the updated terms.
Because this one document serves every campaign page on suburbreports.au, a change here changes what all of them say at once. That is the point of having one rather than a panel per campaign.
Which law applies
These terms are governed by the laws of Victoria, Australia, and you and we submit to the non-exclusive jurisdiction of the courts of Victoria and the courts able to hear appeals from them.
The sale of a property is governed by the law of the State or Territory where the property is, and by the contract of sale. Nothing in this section changes that.
If part of these terms turns out to be unenforceable, that part is severed and the rest continues to apply.
